Provided comprehensive legal due diligence for the hotel project that WD Hotel (a leading Chinese commercial real estate enterprise) intended to acquire in Thailand. We conducted in-depth verification of the land ownership (Chanote) status of the target property, building structure compliance, existing lease contract rights and the assumption clauses of franchise agreements. In view of the complexity of commercial real estate transactions, we also focused on reviewing potential environmental liabilities and tax legacy issues, and issued a detailed risk report and suggestions for amending transaction documents, effectively avoiding title defects and debt traps, and safeguarding the client's huge investment security.
